Which Monaco Neighbourhood Should You Choose for Your Buyer Profile?

Monaco covers two square kilometres, yet two neighbouring districts can offer very different daily lives and prices that differ by a factor of two. The right choice depends less on a general ranking than on what you expect from your place to live. Here is how to find your way depending on your profile.

The figures below come from IMSEE's 2025 real estate survey. They are averages: the building, the floor and the view move each property's price, sometimes sharply.

You want sea views and the beach: Larvotto and Mareterra

This is Monaco's most expensive district, and the only one with a public beach. It suits those for whom the sea comes first, and those investing on the strength of the appreciation driven by Mareterra, the neighbouring eco-district opened in late 2024. You want the most prestigious address: the Carré d'Or

Casino, luxury boutiques, starred restaurants and a station within walking distance: the Carré d'Or is for those who want to live at the exact centre of Monaco life. You choose an address as much as a surface. It is less obvious for families seeking green space, but it is the reference for a pied-à-terre or a residence oriented toward social life. You have children: Fontvieille, Moneghetti and Larvotto

Fontvieille offers calm, a park, sports facilities and more generous volumes than the centre, at prices comparable to Monte-Carlo. Moneghetti and Jardin Exotique offer more space for the same budget, sometimes with open views. Larvotto remains relevant for families targeting the International School of Monaco, at the eastern edge of the district. You prefer practical urban living: La Condamine and La Rousse

The harbour, local shops and year-round activity give La Condamine its charm. La Rousse appeals for its proximity to Saint-Roman and quick access to the heliport. These districts suit those who put walkability and a practical daily routine ahead of a more residential setting.

You want to optimise your budget: Jardin Exotique and Moneghetti

With prices between €42,000 and €45,000 per square metre, these hillside districts are the most accessible in the Principality. For the same budget, they allow you to obtain more space than in the Carré d'Or. The trade-off is distance from the centre, softened by the small size of the territory.

How to decide

Three questions are often enough: what is your total budget, costs included, who lives in the property day to day, and what do you want to be able to do on foot? Once these are answered, two neighbourhoods usually stand out. A visit to each, at different times of day, finishes the job of separating them.
