Fontvieille: The Modern District Built on the Sea
Fontvieille holds a distinctive place in Monaco's geography. Entirely reclaimed from the sea in the late 20th century, this district at the western edge of the Principality combines green spaces, sports facilities, and residential real estate, in a calmer atmosphere than the Carré d'Or or Larvotto.
A district born of Monegasque urban ambition
Land reclamation work for Fontvieille began in 1971 under the impetus of Prince Rainier III and was completed twenty years later, in 1991. A one-kilometre-long dyke, built at a depth of more than 35 metres, made it possible to create 22 hectares of new land, making Fontvieille the largest district in the Principality by surface area. This piece of urban ambition turned a previously constrained territory into a fully-fledged district, complete with housing, offices, and public facilities.
The marina, the stadium, and the rose garden
Fontvieille is home to some of Monaco's most iconic facilities. The Stade Louis II, opened in 1985, remains the Principality's sporting heart and the home ground of AS Monaco. The Roseraie Princesse Grace, created in 1984 in tribute to the princess, offers a rare green space on such a dense territory. Fontvieille's marina, at the foot of the Rock, completes this setting with its restaurants and year-round buzz. Monaco's heliport is also located in this district, just minutes from Nice airport.
A district favoured by families
Long seen as out of the way relative to the historic centre, Fontvieille now rivals Larvotto and Monte-Carlo in prestige. Its main appeal remains its calm and generous living spaces, particularly popular with families with young children. Proximity to the park, museums, and Fontvieille's shopping centre allows for a largely walkable daily life, a real advantage for family organisation.
Real estate in Fontvieille
According to the latest IMSEE survey, Fontvieille shows an average price of €52,518 per square metre in 2025, up 4.5% year on year, a level close to that of Monte-Carlo and La Condamine. The district's most sought-after residences, such as Seaside Plaza, Terrasses du Port, and Palazzo Leonardo, trade above this average, particularly for units with views over the marina or the sea. We break down price differences across all of Monaco's neighbourhoods in our dedicated article on price per square metre.
Who Fontvieille suits
This district suits a clientele looking for a calmer setting than the town centre, without giving up the level of service expected in Monaco. Families find more spacious homes here than in the Carré d'Or, at comparable price levels, along with direct access to sports facilities and green spaces. It is also a sound choice for anyone who values proximity to the heliport and quick access to France.
